Job Description
The Project Manager oversees all phases of multi-family modular construction projects, from fabrication through erection and final turnover. This role requires effective management of budgets, schedules, and contracts while fostering strong collaboration across cross-functional teams. The Project Manager will serve as a key communicator, aligning project goals with the needs of construction, logistics, manufacturing, and stakeholders to ensure the successful and timely completion of projects.
RESPONSIBILITIES:
Project Oversight & Planning:
1. Manage modular construction projects from inception to completion, including budgets, schedules, and scopes of work.
2.
Develop and update project schedules with input from internal teams.
3. Ensure project milestones and deliverables are met efficiently.
4. Identify and mitigate project risks while driving innovation and continuous improvement in modular construction workflows and best practices.
Collaboration & Leadership:
1. Collaborate with cross-functional teams, including construction, logistics, design/engineering, and manufacturing groups.
2. Lead regular project team meetings and coordinate with subcontractors, vendors, and stakeholders.
3. Resolve conflicts and provide clear direction to project teams, fostering accountability and teamwork.
4. Support the professional growth of Assistant Project Managers, Project Engineers, and Project Coordinators, aligning team efforts with project goals.
Budgeting & Financial Management:
1. Develop and maintain project budgets, schedules of values, and financial tracking systems.
2. Monitor costs and manage change orders with subcontractors, architects, and engineers.
3. Approve invoices and ensure financial performance aligns with project objectives.
Subcontractor & Vendor Coordination:
1. Prepare, negotiate, and execute subcontracts and purchase orders.
2. Evaluate and manage subcontractor and supplier performance.
3. Oversee material procurement and delivery to meet project timelines.
Compliance & Safety Oversight:
1. Ensure on-site activities comply with safety standards and government regulations, promoting health and safety practices.
2. Obtain necessary permits and ensure adherence to local and federal codes.
3. Monitor quality control and enforce compliance with project specifications.
Communication & Reporting:
1. Act as the primary point of contact for clients, management, and external partners.
2. Lead weekly OAC meetings (Owner Architect Contractor).
3. Prepare accurate progress reports, updates, and documentation for stakeholders.
EDUCATION | EXPERIENCE:
1.
Bachelor’s degree in Building Science, Construction Management, or a related field is preferred.
2. 5–8 years of experience in construction project management, with an emphasis on modular or multi-family projects.
3. At least 2-3 years in a supporting role, such as Assistant Project Manager or Project Engineer.
4. Demonstrated ability to deliver construction projects on time and within budget successfully.
5. Proven experience managing project teams, subcontractors, and vendors across multiple project phases.
6. Strong knowledge of construction processes, safety standards, and building codes, with the ability to effectively apply this expertise in a modular manufacturing environment.
7. Procore Certification, Project Management Professional (PMP), or OSHA 30-Hour Construction Certification are strongly preferred.
8.
A combination of relevant education and experience that demonstrates proficiency in the essential functions of the role may also be considered.
9. Eligible to work in the United States.
KNOWLEDGE | SKILLS | COMPETENCIES:
1. Comprehensive knowledge of construction management, modular construction methods, and multi-family project processes.
2. Strong understanding of safety standards, including OSHA regulations and building codes.
3. Skilled in budgeting, cost control, financial tracking, and project planning.
4. Proficient in tools like Procore, Bluebeam, Microsoft Office Suite, and similar project management software.
5. Effective communicator with experience liaising with teams, subcontractors, vendors, and stakeholders.
6. Strong negotiation skills for managing contracts, change orders, and vendor agreements.
7.
Analytical and problem-solving expertise with a proactive approach to planning and efficiency.
8. Leadership and team-building capabilities to foster collaboration and accountability.
9. Adaptability to fast-paced construction environments with attention to detail in documentation and reporting.
10. Skilled in conflict resolution, decision-making, and continuous improvement to align with industry trends.
WORK ENVIRONMENT:
1. This role involves both office and construction site settings. Office tasks occur in a controlled environment with standard equipment, while regular construction site visits may involve outdoor conditions and active work areas. A professional demeanor and effective communication are essential in both settings.
2. Regular, full-time, predictable onsite attendance is an essential function of this role.
PHYSICAL REQUIREMENTS:
1.
Ability to sit for extended periods and use a computer, including repetitive hand and wrist movements.
2. Proficiency in handling office equipment and moving around the office.
3. Ability to lift and carry up to 20 pounds.
4. Good visual acuity for reading screens and documents.
5. Ability to navigate uneven terrain and various conditions commonly found on construction job sites.
